FAQs

Do I need an EICR for my rental property?

Yes. Under the Electrical Safety Standards in the Private Rented Sector Regulations 2020, landlords in England must have an EICR carried out on every rental property at least every 5 years, with a satisfactory report supplied to tenants. I also issue EICRs for homeowners selling a property and for commercial premises that need one for insurance.

How much does a consumer unit upgrade cost?

It depends on the existing setup, the location of the board and how many circuits need terminating, but as a guide most domestic upgrades fall between £550 and £900 supplied and fitted, including notification and certification. You'll get an exact figure in your written quote before any work starts.

How long does a full rewire take?

A typical 3-bedroom house takes around 5–8 working days, split into a first-fix (cable runs, back boxes) and second-fix (accessories, board, testing) stage. Bigger or older properties can take longer. Work is planned around you with dust sheets down, mess swept up, and a phased schedule if you're still living in the property.

Are you Part P registered?

Part P refers to the section of the Building Regulations covering domestic electrical work in England and Wales. All work is carried out and certified to BS 7671:2018+A4:2026 (18th Edition) with full electrical installation certificates issued on completion, and any notifiable work is notified via Building Control.

Can you do small jobs, or just full installs?

Both. I'm just as happy fitting an extra socket, swapping a light fitting or chasing down a tripping breaker as I am rewiring a property end-to-end. No job too small — if in doubt, ring and ask.

Always. You'll have a clear written quote — usually within 24 hours of me looking at the job — covering labour, materials and any extras you might want to know about. Nothing starts until you've signed it off.
